He achieved a sale price nearly $500,000 more than he was expecting and he credits that high price to Knox Family Real Estates excellent negotiation skills. After experiencing both methods of selling Barry sums it up perfectly by saying ‘Forget about Auctions’.
Barry: My name is Barry Lesley. The property we sold was at Gordon. A girl came and knocked on the door and asked were we interested in selling? We then had a discussion with her and we had heard of Peter Knox Real Estate previously. Then we decided to sell.

Some of the agents make a habit of giving you a higher price than they think you’ll get and then as soon as they’ve got the place signed up, they then say, oh we need to reduce the price because we’re not getting the people we want. Finally when they get it down to what they feel they should have got in the first place, they then say, okay, we’ve got a buyer. Very unprofessional.
Nearly $500,000 more than we expected
I never really cared for auctions myself, they were so impersonal and on the day of the auction you almost lose control so I preferred myself to be selling a house on it’s merits and the vendors. That was what we got with Peter. When Peter came, I gave him what I thought the place was worth and he said, “Well I’m sure we can get you more than that,” so I went along with that. The extra Peter got for us was close to the half a million figure, which was quite surprising because I must have lost track of the values.
They would prefer to sell it quicker at a lower price than to haggle and get the price up, but that’s what Peter did. He haggled and brought the price up. I very much doubt we would have got the same price using another agent because I’m sure the other agents would have said the price that I thought and then maybe added a bit to it and then just take it from there.
They were prepared to pay all our upfront advertising costs
The fact that Peter was prepared to pay all advertising costs at the start without any input from us was proof that he was using the Jenman philosophy and well it saved us having to worry about that. Then it finally came out of the extra he got for us, which was very appealing.
The price that Peter gets for your house, above what you originally thought, that then offsets the extra fee that Peter charges for selling the property and it saves you being out of pocket when you might be struggling to pay all debts. It’s very good.
Forget about Auctions
We did not want to have hoards of people wandering through like you would with an auction, because you don’t know who’s coming, you take their address, names, everything but you still don’t know who they are. Being vetted before they came into the house was quite a reassurance that they were purchasers without any problems.
From personal experience I would say forget an auction. It’s too frustrating. Purchasers are not vetted, anyone can walk through the house, you don’t know who they are, whereas with Peter’s method, they’re all vetted before they come and look at the house, which was proved when we sold our house.
The fact that Peter vets his purchasers and knows exactly what they do, what they earn, all aspects of their life, which I’m sure he does, that then helps him vet what they will pay to and helps to increase the value of the property you’re selling.
I would definitely be thinking about Peter, but the only problem is that Peter might be too tired to drive up this far, but definitely his system definitely works better than, definitely no auction. It’s not worth it.
